HOT WORK PERMIT system
A Hot Work permit system for use by contractors has been introduced. Hot work will not be permitted at Geddington Court, unless very closely supervised, in the vicinity of any combustible building materials.
All external contractors working at Geddington Court must provide risk assessments and method statements for their work, as well as proof of their public liability insurance. All contractors will be supervised to ensure that they work according to their method statements, and that the working site is safe at all times, whether attended or not. Written records of risk assessments, method statements, insurance and supervision will be retained on file and provided to our insurers upon request.
FIRE ALARM TESTING
BOTH fire alarm panels were replaced 14/06/2023 along with the connected call points. additional fire detection was added to the 12 service cupboards off the communal hallways at the same time. The two fire alarm control panels and associated equipment at Geddington Court are tested twice yearly by an independent alarm maintenance contractor. The same company also replace and upgrade parts of the system as necessary (e.g. batteries, sensors/detectors etc.) WEEKLY FIRE ALARM TESTING IS GENERALLY CARRIED OUT ON A MONDAY BETWEEN 4PM AND 6PM.
The electrical installation supplying the communal parts of the building at geddington court are periodically inspected and tested in accordance with BS7671: 2018 Requirements for Electrical Installations by an electrician listed under the Registered Competent Person Electrical Scheme in compliance with Part P of Building Regulations.
the fire risk assessment is carried out for all common/shared areas of the geddington court, in accordance with the Regulatory Reform (Fire Safety) Order 2005 to ensure that the appropriate fire precautions are in place. This is interpreted as applying to all parts of blocks of flats, other than within individual flats themselves and is intended to include compartmentation surrounding the flats and the entrance/fire doors. where possible, the fire risk assessment is carried out in accordance with PAS 79 - 2: 2020: Fire Risk Assessment – Code of Practice, published by the British Standards Institute.
as part of these new regulations, introduced 23/01/2023, we now provide additional information regarding the building location and its floor layout to assist the fire and rescue service. further information relating to these regulations will also appear here at a later date.
as part of these new regulations, introduced In 2023, as they relate to high-rise buildings like geddington court, we can confirm that our building has been registered with the regulator (HSE) by our freeholder, taylor wimpey. the legislation is new, so further information will be available for flat owners and residents in the coming months on this website.
DRY RISERS - Inspection & testing
The dry riser installation is regularly inspected and tested in accordance with BS 9990: Code of practice for non-automatic fire-fighting systems in buildings.
The lightning protection system at geddington court is routinely visually inspected and tested by a specialist contractor in accordance with the recommendations of Clause E7 of BS EN 62305:2011 Protection against Lightning.
