In the event of a serious problem such as water leak, electrical problem, property damage etc, please call or text our caretaker on 07914 550 172 and if appropriate, please call 999 first.
In the unlikely event of there being an urgent problem at Geddington Court (eg. a significant water leak, or electrical fault), and you have not received a prompt response from the caretaker, then for assistance please contact our new building manager, Graeme Riches, of Applaud Property Management . He can be reached at graeme@applaudpropertymanagement.co.uk or on 07989 033033 (Applaud's main office number is 020 7205 2524) and we have a 24/7 emergency cover arranged by Applaud to cover Geddington Court in the event of any problems occurring outside of normal office hours.
FIRE SAFETY
In the event of a fire at Geddington Court, the basic advice is to stay put (stay in your flat). High rise building construction is such that the building is designed to contain a fire within the flat where it starts. In all but the most extreme circumstances, it shouldn’t spread any further within the block.
If you have a fire or see smoke in your own flat you should:
Leave the room where the fire is straight away, and then close the door
Tell everyone in your home, and get them to leave
Close the front door of your flat behind you
Don't stay behind to put the fire out
Always use the stairs, not the lift
Call the fire service on 999 and wait outside - well away from the building.
If you see or hear of a fire in another part of the building, the building is designed to contain a fire in the flat where it starts, so ...
It will usually be safe for you to stay in your own flat if the fire is elsewhere.
But you must leave immediately if smoke or heat affects your home, or if you are told to by the fire service.
If you're in any doubt, get out.

Fire Alarm Testing
Testing of our two fire alarm systems will generally be carried out on a weekly basis on a Monday afternoon/evening. Residents may hear the fire alarms being tested on a Monday between the hours of 4pm and 6pm, and notice that some of the lights, particularly in the stairwells, are off during this time whilst emergency lighting tests are also carried out.
Access into the building for residents and visitors
The two entrances to Geddington Court are protected by electronic access control systems which utilise magnetic locks. Entry for residents and owners is via a blue or green RFID tag (or fob) that is controlled, supplied and recorded by the management company to ensure security of the building. All owners and residents have been issued with these fobs. Visitors are not issued with fobs, and must only be allowed access by an existing resident, or using a current residents fob. If fobs are lost, or not returned to a landlord or letting agent when a tenancy ends, then their access is removed from the system and a new fob must be requested - this ensures that previous tenants, who may have been evicted, can no longer gain access into the building. Access for Post Office personnel is via a privately issued code, which is regularly changed to prevent misuse. Access for other contractors is via fobs, as used by residents. CCTV is used to monitor entry and exit from the building and action taken where necessary to ensure continued building security. If you are a resident and require an additional fob, please contact your landlord or letting agent.
Allocated Parking Spaces
Each flat has been allocated one parking space by the developer back in 1990, when the flats were still referred to by their original plot numbers. We have provided a plan of the car park to enable those residents who were not provided details of their parking place by the landlord or letting agent to find out where it is. Please note that very few of the spaces are close to the building, as those nearby parking spaces were mainly reserved for people who had bought the ground floor flats from the developer. The management company can only advise where your parking space is, and cannot become involved in issues surrounding people parking in others allocated spaces etc.
Personal Items in Communal Areas
You must never leave any of your personal items in the communal hallway, outside of your front door, in the electric cupboard or in the chute room. This includes toys, prams, pushchairs, bikes, clothes, shoes, furniture, appliances etc. - or bags of rubbish. This is not only an eyesore, but is a Health and Safety Regulation. Items found during weekly caretaking or cleaning duties will be noted and are liable to be removed, and disposed of, at your expense.
Disposal of Household Refuse (Rubbish) and Bulky Items
Only small (carrier) sized bags of domestic household refuse should be put down the rubbish chute located in the chute room, at the front of the corridor, on each floor of the block. Larger (bin size) bags of rubbish should be tied, taken down to the ground floor - being careful not to allow any spillage in the communal areas - and placed into one of the three large metal (Paladin) bins, in one of the two bin stores, located to the side of the main entrance doors. Any resident with building waste (from, e.g. refurbishment of a flat) or "Bulky Items" requiring disposal (such as kitchen appliances or furniture) should either take them to the local council recycling centre (dump), or contact Broxbourne Services on 01992 642 240, or visit https://www.broxbourne.gov.uk/bulkywaste to arrange a bulky waste collection. If you choose to use a private company to remove your unwanted items, then you should ensure that they are licenced to handle waste - in case your items are fly-tipped and your are identified as the source of the waste and could receive a fine.
If you have a small quantity of cardboard to dispose of, then this must be flattened before being put into the bins, but larger amounts of cardboard boxes or packaging (ie from moving in or out or renovating a flat) must be taken off site to one of the local recycling centres.
Under no circumstances must any type of materials, refuse or bulky items be left on the floor, either inside or outside of any chute room or bin store, nor in the communal hallways. Items must also not be abandoned at any of the neighbouring blocks on the estate either, and should be taken away from the development and disposed of.
The management company will charge any resident or leaseholder of flats found to be disposing of building materials or refuse improperly, or causing the chutes to become blocked as a result of attempting to force items, or non domestic waste, into them.

Lifts
In the event of a fault occurring on either of our lifts, we would ask that residents first call the management company on 07914 550 172 or email geddington@gmail.com in case the problem can quickly be resolved by "resetting" the lift. If we are unavailable, then please call ABLE LIFTS on 020 8854 0018 to book a service call. Please state your name, contact number, flat number and whether you are reporting a fault in the low (flats 5 to 28) or high block (flats 33 to 56) lift.
Satellite TV, FM/DAB Radio, Freeview & SKY
The Communal TV aerial system (which includes Freeview, DAB & FM Radio, SKY and other satellite feeds) is owned, operated and maintained by Gee TV, and not the management company. Should you require a Sky or other satellite connection in your flat, or are experiencing any problem with your aerial signal, please call Gee TV on 01442 252051. Sky or other engineers are not permitted to make connections to the communal satellite system directly - all services must be supplied through Gee TV. No private satellite dishes are allowed.
Minor Problems / Rubbish Dumped etc.
If you wish to report a minor problem that requires less urgent attention, please email geddington@gmail.com You should also use this email address to notify us of any rubbish or bulky items that have been dumped in or outside of the block, or if you have concerns about the cleaning or gardening contractors etc.
Abandoned Shopping Trolleys
If you spot any Sainsbury's shopping trolleys abandoned on the estate, please call the shop on 01992 719 930 and report its location so that they can come out and recover it.
