Today is the final day that Geddington Court is self-managed. From tomorrow, 1st April 2025, after a 3 month initial transition, full management of the building is now in the capable hands of our managing agents, Applaud Property Management. 25th February 2025:
Today, we have changed the registered office of the company to that of our new managing agents, Applaud Property Management. The new address is : Unit 14, Annwood Lodge Business Park, Arterial Road, Rayleigh, Essex, SS6 7UA.
1st January 2025:
Having been a self-managed building since 2006, we have now appointed Applaud Property Management to look after the building from 1st January 2025. All current contact details will remain in place until further notice.
23rd June 2023:
The two fire alarm system panels at Geddington Court were replaced last week, together with the call points and additional fire detection added to the service cupboards on each floor of the building. Compliance certificates have been made available in the "health and safety" section. These alarms can now be tested at any time without disturbing residents, and without all of the smoke vent windows automatically opening on every floor during the weekly test procedure.
The new buildings insurance policy documents (valid from 18/06/2023) have been uploaded to the "documents" section of this website, along with the 2023 service charge budget document that was missing previously.
17th April 2023:
Due to a change of arrangements regarding cleaning, caretaking and testing, all three duties will now generally be carried out on a weekly basis on a Monday afternoon/evening. Additional caretaking visits will be made early on a Monday morning to ensure that the communal bins are correctly filled, and not obstructed, for Council collection on a Monday morning. As a result of these changes, residents may now hear the fire alarms being tested on a Monday between the hours of 4pm and 6pm, and notice that some of the lights, particularly in the stairwells, are off during this time.
30th September 2022:
Various health & safety reports were recently added to this website, and the 2021 service charge accounts have today been uploaded and are now available to view, or to download and print, under the "Documents" section.
16th December 2020:
Due to Covid-19, we will not be holding the annual meeting for leaseholders and directors. The finalised 2019 service charge accounts are now available in the documents section.
8th April 2019:
Due to Thames Water changing the communal water meters, there will be a temporary loss of water supply for up to 2 hours between 1pm and 5pm on Wednesday 10th April.
9th January 2019:
Minutes of last December's AGM / Leaseholder & Directors meeting, and the 2018 service charge budget are now available under the "Documents" section of this site.
The 2019 service charge demands are now being posted and emailed to leaseholders. This years maintenance charge is £49 higher than last years', at £1,170 per flat, with an option to spread over 10 instalments of £120. Full details of our planned spending in 2019 and expenditure incurred in 2018 are shown in the two documents uploaded today.

This years charge is £100 lower than last, at £1,121 per flat, with an option to spread over 10 instalments of £115 (for those with no arrears from past years). 7th July 2017:
Newsletters for both residents and owners are now available on the site, dated July 2017. We have also provided a downloadable copy of the most recent FIRE SAFETY advice sheet from Herts. Fire & Rescue in both the "residents Information" and "Documents" sections of this website.
4th July 2017:
The management company have added a new section to the Geddington Court lease, called "Works Regulations". Any leaseholder who would like to make alterations to their flats will now be required to notify us in advance and pay a Licence fee - which is refundable providing that the regulations are strictly adhered to. Please refer to the "Works Regulations" which are now available under the "Documents" section of this site.
6th January 2017:
The notes and minutes of last December's Annual Leaseholder & Directors meeting and the 2017 service charge budget are now available under the "Documents" section of this site.
The 2017 service charge demands are being posted and emailed to leaseholders today. This years charge is £1,221 per flat, with an option to spread over 10 instalments of £125. The increase will permit the company to fund replacement of the final 12 studio flat windows early in 2018.
6th January 2016:
LIFTS - REFURBISHMENT WORKS
Residents are advised that works to improve the two lifts have started today with the high block, and will continue next week with the low block. Able Lifts will make every effort to reinstate the lifts overnight, but residents should expect a certain amount of inconvenience in relation to lift operation over the next couple of weeks, until the improvement works are complete. CCTV will be fitted inside the newly refurbished lifts to detect damage caused and prevent vandalism.

The 2016 service charge demands are being posted and emailed to leaseholders today. This years charge is lower than 2015, now charged at £1,060 per flat.
16th March 2015:
We are pleased to say that the second phase of our window replacement project is now well under way. Very soon, all of the windows of the one bed flats on the top 3 floors will have new windows front and back, and the windows that were fitted under phase one (in late 2010) will have new external sill covers fitted.

3rd December 2014:
This years informal Annual Leaseholder & Directors meeting will be held on Wednesday 17th December at a venue to be confirmed once the number of attendees is confirmed. As usual, we would like to give every leaseholder the opportunity to meet with the Directors to discuss the running of Geddington Court. Any leaseholder (resident or absent) who would like to meet with us at 7:30pm on 17th December, is welcome to attend, but please email to confirm your attendance by 10th December. Those wanting to become, or resign as, a director should also attend. We will be discussing where the service charge has been spent in 2014, and our plans for 2015. At the end of the meeting, the current directors will be agreeing the budget and service charge for 2015, so please attend if you want to have your say.

Anyone wishing to become, or resign as, a director should also attend. We will be discussing what has been done and where the service charge has been spent in 2013, and our plans for next year. At the end of the meeting, the current directors will be agreeing the budget and service charge for 2014, so please attend if you want to have your say.
22nd August 2013:
The low block lift, serving flats 5 to 28, will be out of operation for a period of up to 2 weeks from Tuesday 27th August, while Able Lifts replace and upgrade the electronic control system and it associated switches and sensors to improve reliability.

Minutes of the directors/leaseholders meeting from 15th December 2011 is now online under the "documents" link on the left, together with the new 2012 service charge budget and spending comparisons from 2011. The 2012 service charge remains at the same figure as last year, ie. no increase in 2012.

29th November 2010:
The next Directors meeting will be held on Monday 13th December. Although new small company legislation means that we no longer require an AGM, we would like to give all leaseholders the opportunity to meet with the Directors to discuss the running of Geddington Court, and so any leaseholder (resident or absent) who would like to meet with us at 7pm on 13th December, prior to our Directors meeting, are more than welcome to attend. Please email for venue details.
If you wish to stand as a Director, or indeed resign as Director, the meeting will be your chance to do so.
We will also be discussing what has been done during 2010 and setting the budget and service charge for 2011.
9th November 2010:
Clearglaze finished installing all of the new windows and doors to the lower 4 floors a couple of weeks ago and the feedback that we have received shows that almost everyone was very happy with the arrangements to fit the new windows, the professionalism of the fitters and the quality of the windows and doors installed.
Geddington Court looks much better now as a result of this project, and we hope to be able to continue and replace the flat windows on the upper 3 floors when funds permit.
Our next project will be to replace the two main entrance doors, for both improved access and security. Funding for this will be discussed at our next Directors meeting (in December) when we will set the 2011 service charge budget. If any leaseholder would like to attend the next meeting, please contact us by email, as there will be no AGM this year as it is no longer a legal requirement for companies such as ours, although we do like to encourage leaseholders to become directors and have their say in how the block in funded and run.
24th September 2010:
After a slight delay, it has now been confirmed that Clearglaze Limited will begin replacing the windows of those flats on the ground, first, second and third floors starting Monday 4th October. The contractor has been provided with the contact details of all affected residents.
Today, the 2009 company accounts were also signed off at the auditors, and are now available to view and/or download from the "Documents" link on the left.
9th August 2010:
Right now, we're really excited to announce our new window replacement project, due to begin in September 2010.
We will be replacing all of the old softwood framed windows and doors on the ground, first, second and third floors - from company reserves and at no additional costs to our leaseholders. The upper three floors have metal framed windows and are in much better condition, so they don't form part of this current project - although it is likely that they will also need to be replaced in around 5 years from now.
All affected leaseholders and residents will be notified in writing by mid August.
